İskele / Long Beach vs Esentepe
İskele is where the volume is; Esentepe is where the coastline is quieter and the golf course sits. They attract different buyers and behave differently on resale.

Bold marks the more favourable figure for a buyer — cheaper entry, lower £/m², more choice. It is not a verdict: more choice also means more competing supply on resale.
What actually separates them
- İskele has by far the largest choice, which means competition between schemes and more room to negotiate — and also the most future supply arriving.
- Esentepe trades at a higher £/m² because the price buys beach frontage, resort facilities and a mountain backdrop rather than floor area.
- İskele is roughly 45 minutes from Ercan airport; Esentepe is about 25 minutes from central Kyrenia, which matters if you actually intend to live here rather than let.
