Title deed check
Before any deposit changes hands, have the koçan read properly. What matters is the category of the title and how the current owner acquired it — not the stamp.

What gets checked
- Deed category — Turkish, Eşdeğer or TMD, and what it means for you
- Registered owner — whether the seller is actually the owner, and the share held
- Acquisition route — the İktisap Şekli field
- Prior registration — the Eski Kayıt No line and the name behind it
- Encumbrances — mortgages, injunctions, rights of way
- Zoning and permits — whether the building licence matches what is sold
You receive a written summary in plain English, with the deed fields explained line by line and a clear statement of what could not be verified.
