Living in North Cyprus
Most buyers spend some part of the year here rather than moving permanently. Either way the practicalities — money in, healthcare, schooling — matter more than the brochure.

Cost of living
Day-to-day costs sit well below Western Europe: local produce, eating out and domestic help are cheap, while imported goods, cars and electricity are not. Electricity is the line item that surprises people — the island generates expensively, and summer air conditioning is a real cost.
Annual property tax is negligible (£15–50 for an apartment). Site maintenance on a resort scheme with pools and a beach club is the recurring charge that actually matters.
Healthcare
There is a functioning private sector in Kyrenia, Nicosia and Famagusta with modern equipment and English-speaking doctors, and costs far below UK private rates. Complex procedures are often handled in Türkiye. Private insurance is the norm for foreign residents; state cover is limited.
Schools
Several English-medium private schools operate around Kyrenia, following British or international curricula. The universities — Eastern Mediterranean in Famagusta, Near East in Nicosia — are a significant part of the economy and underpin the year-round rental market in those two cities.
Banking and money transfers
This is the practical friction point. TRNC banks are outside the international correspondent network that most buyers are used to, and transfers usually route through Türkiye. Plan payments well ahead, expect documentation on source of funds, and never rely on a same-week transfer to meet a contractual deadline. Local accounts are straightforward to open once you hold a residence permit.
Getting here
Ercan handled 5.5 million passengers in 2025 and has a new terminal and a 3,200 m runway. Flights connect through Türkiye. The alternative is Larnaca in the south and a land crossing, which many residents use — but note that route carries its own considerations if the property you own sits on pre-1974 Greek Cypriot land.
