Developer plans in the TRNC are typically interest-free over the construction period, which is why this assumes an even split with no interest. Verify the exact schedule in the contract — some plans front-load payments against construction milestones.

Why most buyers use a developer plan rather than a mortgage

Local banks lend up to about 50% of valuation at 5–13% with a 1% arrangement fee, and international lenders will not lend against TRNC property at all. An interest-free developer plan over two to three years is usually cheaper — the trade-off is that you are an unsecured creditor of the developer until the deed transfers.

What deposit is normal?
Commonly 30–40% on signature, with the balance spread over the construction period.
