Residency in North Cyprus
Property is the simplest route to residency here, and the terms are unusually generous — but residency in the TRNC is not residency in the European Union, and it is worth being precise about the difference.
Two routes
With a registered title deed
A five-year residence permit, with no income requirement. This is the strongest position and one of the practical reasons to push the koçan transfer through rather than sitting on a contract.
With a registered contract
A one-year permit, renewable for two, granted on a registered purchase contract plus proof of income at or above the TRNC minimum wage. The usual position while the purchase permit is pending.
What it does and does not give you
- Does: the right to live here, open local bank accounts, register a car, access the local healthcare system and enrol children in school.
- Does not: give any right of residence or travel in the European Union. TRNC residency is recognised only by Türkiye.
- Does not: lead automatically to citizenship. Naturalisation exists but is discretionary and slow.
Practical points
Applications are made locally once you are in the country, and include a medical check. Renewals are routine where the underlying property position has not changed. Most buyers handle the first application with the help of the developer or their lawyer; after that it is straightforward enough to do alone.
