How we calculate it
Every unit in our database that has both a price and a stated usable area contributes one observation. We take the median rather than the mean, so a handful of £3m penthouses does not drag the figure. Areas include terraces and roof terraces where the developer's sheet states them.

Why is your £/m² lower than the figure an agent gave me?
Because we use the usable area the developer's own sheet states, which includes terraces and roof terraces. Agents often quote internal m² only, which produces a higher — and less comparable — number.
Which area is most expensive per m²?
The coastal resort schemes at Esentepe and Tatlısu, where the price buys beach frontage and resort facilities rather than floor area.
