Why the gap is so large

Until 2025 the title transfer fee for foreign buyers was 3–6%. Law 19/2025 standardised it at 12%, and that single change is why the all-in cost now lands near 18–19% of the asking price rather than 10%.

Half the transfer fee falls due when the contract is registered, half at final transfer of the koçan — which, given the Council of Ministers permit takes around ten months, can be two separate budgeting events a year or more apart.

Common questions

How much are buying costs in North Cyprus?
Roughly 18–19% on top of the asking price for a new build: 12% title transfer fee, 5% VAT, 0.5% stamp duty, £1,500–3,000 transformer contribution and around £1,500 for an independent lawyer.
Is VAT payable on a resale?
Not on a genuine private resale where VAT was already paid on the first sale. It is payable on new builds and where the seller acts professionally.
When do I pay the transfer fee?
Half at registration of the contract, half at the final transfer of the title deed.
