1+1 apartments vs 2+1 apartments

What the table does not show
- 1+1 is the most liquid format on the island — the largest stock and the widest tenant pool.
- 2+1 attracts longer stays and families, which usually means fewer changeovers and less wear.
- Per square metre a 2+1 is normally the better value; per pound of rent, the 1+1 usually wins.

The honest way to settle this is to put both through the same yield calculation — with the 10% rental income tax and management fees included, not just gross rent over price.
